A joint venture between SK Commercial Realty and Goldenrod leased out about 40,000 square feet to new tenants at two of the partners’ office towers next to Atlanta’s The Battery district.By Andy Peters, CoStar News
Separately, SK and Omaha, Nebraska-based Goldenrod renewed another tenant in an office tower at The Battery, although the tenant reduced its space.
In the largest of the leases, Simplicity Group took 22,356 square feet at 900 Circle 75, according to a news release. The Summit, New Jersey-based wealth planning firm already has four offices in the Atlanta area, plus offices in 27 other states.
Venture X, a unit of West Palm Beach, Florida-based Vast Coworking, leased 17,664 square feet at 1100 Circle 75. The flex-work office is the first in Atlanta for Venture X. It has locations in 18 states, the Canadian province of Ontario and five additional countries.
In the renewal, Phoenix Health Care Management Services will vacate its space on the 12th floor of 900 Circle 75 and consolidate operations on the 14th floor. The move will result in a 37% decrease to 10,450 square feet for the Atlanta-based provider of shared-ownership healthcare management systems.
The three leases have a total value of $14 million, according to Atlanta-based SK. Following the new and renewal leases, the 1100 building at Circle 75 is 93% leased, and the 900 building is 91% leased. The three companies expect to move into their spaces by the end of the first quarter.
Both Venture X and Phoenix Health Care hired SK Project Consulting as construction manager for renovations to their offices in the Circle 75 buildings.
The Circle 75 complex is located adjacent to The Battery, a mixed-use development established around the core property, Truist Park, the home stadium of Major League Baseball’s Atlanta Braves.
