Anyone who doubts DFW’s success in drawing New Yorkers to North Texas in recent years can find anecdotal evidence in the delicatessen that Goldenrod Companies is touting as part of its renovation of a 25-year-old Collins Crossing office building in Richardson. The bagels-and-pastrami play is a followup act, though — other plans to spruce up the 300,000-square-foot property, at 1500 North Greenville Avenue, will stick to the lobby and corridors and bathrooms on floors with multiple tenants, the Dallas Morning News reported. The building is nearly full, just eight months after Goldenrod bought it at 66 percent occupancy. The Omaha, Nebraska-based developer has not said how much it plans to spend on renovations for Collins Crossing, which it acquired on undisclosed terms in January. Goldenrod has already added leases for a so-far unnamed technology company and homebuilder Chessman Homes, which both expected to move into Telecom Corridor building early next year and take occupancy to about 93 percent. Collins Crossing also has 3.5 acres available for multifamily development, Goldenrod’s Southwest regional president John Zogg told The Real Deal in December. “They came to us at a good price. We said we were busy. We would do it at this price, which was lower, and they took it,” Zogg said of the firm’s negotiations with seller Franklin Street Properties. Our hotel in Lincoln, Nebraska, The Scarlet Hotel, inspired the U.S. Navy to name their staterooms in a similar manner. We had engaged the team at Archrival to write unique stories of nearly 150 Nebraska cities and towns. We shared these stories with the U.S. Navy, along with more than 2,000 photographs depicting each locale which were captured by students from the University of Nebraska-Lincoln. Thank you to Dale and Roger from the Big Red Sub Club for presenting Zach with this memento.

"Following an extensive RFI (request for information) process led by Cushman & Wakefield, we are thrilled to announce Goldenrod Companies as CYTown's coordinating developer," ISU Director of Athletics Jamie Pollard said. "The number of responses to our RFI was truly amazing. It confirmed for us the viability of this project. In the end, Goldenrod's expertise and demonstrated success in the development of mixed-use districts, coupled with their financial capacity and higher education experience, made them the ideal partner to turn CYTown's vision into a reality". "Our goal is to create a vibrant, innovative, and financially feasible multi-use district that in turn will generate the necessary resources to reinvest in the Iowa State Center," he added. "CYTown's unique location will help attract more visitors to Iowa State University and the Ames' community, spur economic growth for central Iowa, and offer new amenities to students, staff, visitors, and residents to enjoy year-around." Iowa State will now enter into an initial agreement that provides Goldenrod an exclusive period to perform the necessary research, facilitate studies, and develop a financial model. After that process is completed, it is expected Iowa State and Goldenrod will enter into a long-term land-use development agreement, pending final approval from the Iowa Board of Regents. "We are grateful to the Iowa Board of Regents for supporting our recommendation to partner with Goldenrod as the development partner for CYTown. We look forward to working with Goldenrod to develop an innovative and vibrant mixed-use district that will enhance Ames' reputation as an outstanding community to live and work in," said ISU President Dr. Wendy Wintersteen. Goldenrods latest purchase is a 11-story high-rise office in Richardson's Telecom Corridor, just north of Collins Boulevard. The building is 85% leased to tenants including Dell, software company ARGO and chip firm Nexperia. The buildings tenants and the location of the building made this a very attractive buy for Goldenrod. Goldenrod is going to spend some money on improvements, most of it will go towards capital improvements to the building. The tower also comes with 3.5 acres of adjacent property that is zoned for apartment construction. Goldenrods Southwest Regional President, John Zogg, said, "We are hiring an architect to work on that. We will add retail and open space to add to the experience of the office building." Vance Scott, commanding officer on the U.S. Navy’s nuclear powered, Ohio-class ballistic missile submarine, came up with the idea while touring University of Nebraska Innovation Campus and the Scarlet Hotel during Lincoln Navy Week in August. “They talked about the rooms named after a city or town in Nebraska,” Cmdr. Scott said. “And I thought, ‘I wonder if I can do that on my boat?’” Shari Veil, dean of the College of Journalism and Mass Communication at the University of Nebraska–Lincoln, helped Scott answer that question. When Veil learned about the naming project, she reached out to Nebraska alumni at Archrival, a Lincoln-based marketing company that worked with developer Goldenrod Companies on the brand and naming for the Scarlet Hotel. “This project is a perfect example of what makes Nebraska so special,” Veil said. “We set up a meeting with folks from the Navy, College of Journalism, Archrival and Goldenrod, and a few weeks later the Navy had hundreds of community histories and thousands of photos of Nebraska towns and landmarks to pick from.” Zach Wiegert, managing principal of Goldenrod Companies, said his team embraced the opportunity to collaborate with the military. “We were excited to hear our Scarlet Hotel project inspired the U.S. Navy to name their staterooms in a similar manner,” Wiegert said. “We are proud supporters of our nation’s military.” The most challenging part of the project was helping crew members identify with the various locations within Nebraska, especially for crew members who have not been to Nebraska. “Goldenrod engaged the team at Archrival to write unique stories of nearly 150 Nebraska cities and towns. We shared these stories with the U.S. Navy, along with more than 2,000 photographs depicting each locale, which were captured by students from the University of Nebraska,” Wiegert said. This gave the U.S. Navy team the opportunity to review and select the towns they wanted to represent onboard the submarine. The commanding officer’s stateroom will be named after the capitol Lincoln; and the executive officer’s stateroom will be named after Bancroft, which is also the name of a dormitory at the U.S. Naval Academy at Annapolis, Maryland. Additional spaces such as officer staterooms, bunkrooms, chiefs’ quarters, the wardroom, study areas, and the crew’s lounge will be named Wahoo, Waterloo, Pawnee City, Broken Bow, Atlanta, West Point, Valentine, Offutt AFB, Schuyler, Eagle, Red Cloud, Tecumseh, Hastings, Central City, Tekamah, Weeping Water, Boys Town, Wood River, Waverly, Omaha, Cedar Rapids, Grand Island, Oakland, Imperial, and Rushville. More than 50 sailors from various commands, including several USS Nebraska crew members and Scott, participated in education and community outreach events during Lincoln Navy Week, Aug. 21-27. Navy Band Great Lakes entertained residents at venues throughout the week while sailors met with students across several high schools, Boys & Girls Clubs, and after school programs and volunteered at Habitat for Humanity, Food Bank of Lincoln, YMCA, United Way, and Matt Talbot, among other organizations. Navy Public Affairs Officers toured the College of Journalism and Mass Communications and media facilities. The week culminated with the two-day Guardians of Freedom air show. Scott, a Baltimore, Maryland, native and 2004 graduate of the U.S. Naval Academy, was impressed by the local hospitality. “We definitely felt embraced and welcomed by everyone that we were in contact with, and [the city] rolled out the red carpet and really took great care of me and my team,” Scott said. “We wanted to try to find a way of kind of paying back the city and the state and really rebuild that connectivity that we have.” Veil was proud to see the various groups come together to make the project happen. “Nebraskans love and support our military, and it’s a great honor to have our communities represented on the USS Nebraska,” Veil said. A Nebraska commercial property firm that’s been making a major play in North Texas plans to start a Fort Worth tower early next year. Goldenrod Companies — which recently made a big investment in West Dallas — is eyeing a March start for a more than $100 million mixed-use project in Fort Worth’s cultural district. The One University project will include a nine-story tower with office space, according to planning documents filed with the state. The project, across from the Modern Art Museum of Fort Worth, is being designed by Merriman Anderson Architects of Dallas. The building is set to open in 2027. Located on University Drive south of Camp Bowie Boulevard, One University is one of two projects Nebraska-based Goldenrod is planning in Fort Worth. The city has agreed to more than $30 million in economic incentives to support the developer’s plans for the new buildings. Goldenrod plans to build 195,000 square feet of office space, 20,000 square feet of retail, 466 apartments, a 175-room hotel and two parking garages in the One University and Van Zandt building on West Seventh Street. The projects are among several new mixed-use developments being built in the area west of downtown Fort Worth. Formed in 2005, Omaha-based Goldenrod has acquired or developed more than $4.3 billion in properties in multiple U.S. markets. The company was founded by former pro football player Zach Wiegert, who played for the St. Louis Rams, Jacksonville Jaguars and Houston Texans from 1995 to 2006. Earlier this year, Goldenrod acquired ownership in dozens of properties surrounding the Trinity Groves restaurant and entertainment complex in West Dallas. City Council approved nearly $31 million in incentives for two Cultural District developments earlier this week. The projects by Nebraska-based Goldenrod Companies will bring 740,000 sqft and a $400 million investment to the West 7th Street area. The Van Zandt | West 7th + Foch Streets The mixed-use development includes 95,000 sqft of office and 10,000 sqft of retail space, in addition to 226 apartments and a 500-space garage. In order to claim all of the city’s investment, the project must be finished by the end of 2026. One University | University Drive + Bledsoe Street Set to open at the end of 2027, the development includes 100,000 sqft of office and 10,000 sqft of retail space, 240 apartments, an 800-space parking garage, and a 175-room hotel. Goldenrod Companies has agreed not to lease tenant space to freestanding bars or nightclubs for the duration of the 15-year contract. An article written in the Dallas News this week said “Goldenrod Companies, which was founded by former pro football star Zach Wiegert, was formed in Omaha in 2005 and has since acquired or developed more than $4.3 billion in properties in multiple U.S. markets. Goldenrod has just become one of the largest property owners in a redeveloping area of West Dallas. Goldenrod has purchased dozens of properties from the developers of the popular Trinity Groves complex”.  Most of the nearly 90 properties in the deal are near Singleton Boulevard and include both buildings and vacant sites. More than 35 acres of real estate was included in the sale. Kara Rafferty with the West Dallas Chamber of Commerce said the neighborhood property sale to Goldenrod “is really big news, this area is primed for development”.
